This two bedroom, two bathroom home was vacant (except for the dining table and chairs) and the sellers had decided not to stage, but when they received the original listing photos they realized staging was probably worth the investment. They told me they had fallen in love with the unit when they first saw it because it had been so well decorated by the previous owners and felt like a home, so they asked us to do something similar. There were multiple offers within 40 days and when the median days on market for 2 bedrooms in Manhattan is 84 days.
For the living room, we added a neutral but warm seating area.
The dining set had stayed (and photoshopped out in the below photo) so we added art and accessories.
In the primary bedroom, we used the wallpaper (which had been photoshopped out in the below listing photo) as our color guide and added complimentary furniture, bedding, art and accessories.
Photoshopping or virtually staging listing photos might get *some* buyers in the door but it’s the in person showing experience that really matters. Not only does staging provide more aesthetically pleasing and interesting photos, it quite literally sets the stage for buyers when they walk through the property. It tantalizes and intrigues them because they can imagine themselves living in the space – sitting on that sofa and relaxing, lounging in bed reading a bestseller, throwing a dinner party with friends … walking in after a long day at work to a comfortable and beautiful home. As shown here at this lower Fifth Avenue property, staged style and design can make all the difference in expediting a sale.
