Our service fee covers our specialized skill set and expertise to craft a staging strategy that aims to present your listing at its absolute best, in addition to operational expenses and logistical expenses such as moving, installation and breakdown. Behind the scenes, our costs include warehousing, logistics, marketing, insurance, bookkeeping etc—all essential to delivering the seamless, high-touch service that gets homes sold and meets our clients’ high standards for our work.
General Pricing Framework
For a standard three-month staging term, here are approximate ranges for the initial staging fee:
One-bedroom: $12K – $20K
Two-bedroom: $15K – $25K
Three-bedroom: $25K – $35K
Four-bedroom+: $30K – $75K
Townhouse: $30K – $100K
The second component of the pricing is the rental fee, which we charge after the initial term. This covers the continued rental of the curated inventory placed in the listing if it does not sell within the first few months.
This fee is calculated as a percentage of the initial staging fee and is directly tied to both the quantity and quality of the furnishings used in the home. Staging elevates the perceived value of a property and we purchase our inventory accordingly. Everything from the furniture to the art and accessories is meticulously selected by our co founder who is a luxury interior designer. While these figures offer a useful starting point, staging costs are influenced by several factors:
Square Footage & Layout – Larger homes or those with complex floor plans require more furniture, accessories, and design expertise to ensure the space feels cohesive and inviting.
Outdoor Space – Properties with terraces, rooftop gardens, or expansive yards often require additional staging to enhance their full potential.
Architectural Style – A sleek, modern penthouse calls for a different aesthetic than a classic brownstone. Customization in furniture selection and styling plays a role in overall pricing.
Logistics & Access – Staging a high-rise unit with limited elevator access or a townhouse with multiple floors presents unique challenges that impact installation and coordination costs.
Extended Rental Terms – After the initial three-month term, rental renewals are available at a percentage of the original staging fee per month, with discounted bulk extensions offered for longer-term needs.
